As Construction
Managers, we and our clients form a team to complete
projects. The owners are actively involved in the critical decisions
of a project, and contracts are often handled through “partnering”
agreements. Contracts are typically cost, plus a fixed fee.
As General
Contractors, we use our superintendents and project
managers to coordinate and supervise all construction activities
and subcontractors. We have the ability to use our in-house staff
of masons, carpenters, and laborers to fill the gaps between trades
and/or subcontractor agreements to expeditiously complete projects.
This in-house staff enables us to have direct control of the workflow
for the projects we construct. Contracts for this type of service
are typically lump sum.
As Project
Managers, we undertake the role of providing a single
source of supply and consultation. After understanding a client’s
requirements and goals, we create a team of necessary disciplines
including, but not limited to, architects, engineers, and contractors.
We then act on behalf of the client, and manage the complete process
from project conception to completion. This is sometimes referred
to as Design/Build.
Our administrative staff provides complete project documentation.
Utilization of AIA documents enables us to provide project administration
that is universally understood by owners, lenders, architects, engineers,
and subcontractors.
